Warehouse Project
Overview
The 600,000 sq. ft. medical warehouse had
a capsheet surfaced built-up roof installed over
15 years ago. High temperatures in the summer,
strong Santa Ana winds, and consistent exposure
to the sun made this built-up roof leak more and
more every year. A built-up roof generally
doesn't wear out...it dries out, causing it to
have a much shorter lease on life. Every time it
rained, the tenant would have to deal with
frustrating water leaks. Both the property
manager and the owner needed to find a long-term
solution that could be trusted to protect the
high-profile tenant.
TrammellCrow operations manager, John
Townzen, was primarily concerned about
maintaining the water-tight integrity of the
building at all times. His client and tenant,
Cardinal Health, needed to protect the variety
of medical items stored within the massive
warehouse. Any damage due to a roof leak was
very costly - neither the inventory nor the
high-tech retrieval system could be relocated.
Numerous options were investigated including the
removal of the existing 15 year old roof and
replacement with another built-up roof. A
modified bitumen and single-ply were also
considered.
After speaking with a
roof advisor from Highland Roofing, John decided
to install a new RainShield roof system which
included a white "cool roof" top surfacing. The
RainShield system was a better decision because
it avoided removing the old roof. More important
to the tenant, it reduced the temperature inside
the warehouse, considering the medical items
stored inside were very temperature sensitive.
When the job was finished, John stated,
