Highland Commercial Roofing is pleased to congratulate Brookfield Properties on their recent LEED certification award on the Ernst & Young Plaza high-rise tower in downtown Los Angeles. The structure was awarded 90 LEED points by the USGBA, making the 41 story tower the country’s second-highest scoring retrofitted building of all time. Conditions and Challenges
There are only a handful of existing structures worldwide that have been retrofitted to win LEED Platinum certification. Adding to the challenge, Brookfield’s management decided to carefully manage costs by choosing upgrades that were already due to occur. One of Brookfield’s areas of focus was their roof. It was due for replacement and started to develop leaks, so resurfacing was an obvious step. Highland Commercial Roofing was tapped to install a tough and durable but cost-effective RainShield® acrylic elastomeric “Cool-Roof” surfacing over the existing roof which gave them two LEED points; one for the reflective surfacing and the second for using materials that are locally produced.
The strategy paid off spectacularly, easily exceeding the 80 points required for Platinum certification, while keeping costs well below those often associated with LEED certification. Thanks to the new reflective white “Cool-Roof” surfacing installed by Highland, the roof plays an important role in reducing electrical load on the building, contributing to lower CAM charges for the building’s tenants.
